Boulder City Council Approves 100 Percent Clean Electricity by 2030

screen-shot-2016-12-13-at-1-20-27-pm

BOULDER, Colo. – Last night [December 6, 2016], the Boulder City Council approved a measure to transition to 100 percent clean, renewable electricity by 2030. The Council considered the move as a major step toward reaching the city’s longer-term goal of reducing its greenhouse gas emissions by 80 percent by the year 2050.

Sarah Huntley, the city’s deputy director of communications, said Boulder is taking conservation efforts, which typically ask people to use less energy, in a different direction.

“What we’re trying to do is shift to renewable and clean electricity, away from fossil fuels that have harmful greenhouse gas emissions and toward cleaner renewable sources that we actually could use in abundance, if we have been able to make this transformation,” she explained.

Love Hiking? Don’t Let Winter Stop You!

Love Hiking? Don’t Let Winter Stop You!

What to Bring on a Winter Hike

When hiking in the summer, we often skip out onto the trails with nothing but a bottle of water in hand. Winter hiking, on the other hand, demands that you come prepared with a few key items for your comfort and safety. Whether you’re planning a short 2-mile jaunt or a daylong trek, remember the old adage, “Better safe than sorry!” Here is a basic list to get you going:

  • Plenty of water and snacks as needed
  • Extra pair of socks
  • Extra pair of foot traction
  • Fully-charged cell phone with NOAA weather app
  • Water and other supplies for your pet(s) if they are joining you
  • map of the area
  • Trekking poles for balance and stability (optional)
  • A hiking partner (recommended)

That last one can be a bit controversial in the hiking and mountaineering community. We know that some of you love your solo hikes and climbs, but it goes without saying that having a partner along for the ride is safer than going it alone. This is particularly true in the wintertime. Consider it, especially if you’ll be far out in the backcountry or tackling a daylong trip.

Time To Winterize Your Property!

screen-shot-2016-11-30-at-12-17-13-pm

Time To Winterize Your Property!

Despite warmer than average fall temperatures, winter is fast approaching and snow will soon fill the forecast.

It’s time to take steps to keep your home safe, warm and energy efficient throughout the coming cold weather. Here are ten items recommended by Houzz.com to maintain your home this winter.

1. Clear away leaves

Before the first snowfall, rake up those leaves one more time and clear your gutters. Too many leaves left on the ground can inhibit spring growth. If your gutters are clogged gutters can cause water to pool, potentially damaging your roof or siding.

2. Prepare trees and shrubs

Even in cold winter months, landscaping needs care. Remove dead limbs or trees before the snow starts to fall to avoid damage from a falling tree limb. Even though trees go dormant during winter, they still need water. According to the Colorado State University website, you should water 1-2 times each month October through March on a warm day when the ground is not frozen.

3. Repair exterior

Check your home for needed repairs to the roof, siding and foundation and schedule repairs before winter sets in.

4. Check winter safety

Clear pathways and exterior stairs of debris and ensure they are in good condition. Make sure railings are secure and put gardening and lawn mowers in a protected area for winter storage.

5. Keep critters out

Mice need only a tiny gap to sneak into your home and as the weather gets cold, they will seek warm places to live. To keep small critters from invading, check the perimeter of your house and cover gaps with heavy-duty hardware cloth.

6. Stock winter supplies

Be sure you have the cold weather supplies you need when the snow starts to fall.

o Check the condition of snow shovels and ice scrapers

o Pick up a bag of pet- and plant-safe ice melt

o Restock emergency kits for car and home

o Have fuel on hand for your snow blower

7. Shut off exterior water faucets

Before the weather dips below freezing, protect your pipes by shutting off water to exterior faucets. Hoses should be drained and stored indoors.

8. Add weatherstripping

To help keep your home warm and toasty and save on energy costs, add weatherstripping around window and door frames. Adding door sweeps to the base of drafty doors helps keep heat in and cold out.

9. Check safety devices Before winter comes, ensure these critical safety measures are up-to-date:

o Replace batteries in smoke detectors and carbon monoxide detectors.

o Check your fire extinguishers expiration date.

o Have your home’s radon levels checked if you haven’t already done this and hire a contractor to fix unsafe levels.

10. Have your chimney cleaned and your furnace checked.

This is an important safety measure to take before you turn on the heat in your home. Make sure your chimney and furnace or boiler are cleaned, maintained and in working order. Be sure to add a chimney cap if you don’t already have one — it will stop critters from crawling down your chimney!

Boulder County Real Estate Still A Seller’s Market!

screen-shot-2016-11-30-at-12-10-16-pm

Boulder County Real Estate Still A Seller’s Market!

If you’re thinking of selling your Boulder County property, indicators show this is a good time to do so.

The fact is home sellers in Boulder County are a rare species. Few home sellers, coupled with the lack of construction, mean available inventory is low, but is poised to rise on increased pricing in 2017. And that lack of inventory is driving the market, according to Ken Hotard, senior vice president of public affairs for the Boulder Area Realtor® Association.

Case in point: October’s condominium and townhome sales in Boulder County saw a 20.1 percent bump, with 139 units sold compared to 115 in September. That spike likely resulted from the inventory increase of late summer, according to Hotard.

Even so, he says overall there is little change in the Boulder-area market’s pattern of low inventory, increasing prices and decreasing sales.

  • October’s month-over-month available condo/townhome inventory fell 11 percent in October – 154 units versus last month’s 173.
  • Year-to-date attached dwellings sales fell 13.8 percent through October 2016 compared to the same period last year, with 1,196 units sold in 2,016 versus 1,388.
  •  Single-family homes month-over-month sales volume dropped a scant .2 percent in October compared to September 2016 – 341 versus 348 units.
  • Year-to-date single-family home sales in the Boulder-area markets dipped 11.4 percent through October 2016 – 3,756 homes sold – compared to the 4,239 sold in the same period last year.
  • Single-family inventory dipped 12.7 percent from October to September 2016 in Boulder County, with 821 units available for sale this month compared to 941 in September.

Looking ahead, Hotard expects the pattern to continue. “I’m confident that we’ll finish the year out and head into 2017 with the same trends. I would expect seller’s market conditions to continue at least through the first quarter.” Hotard adds that in this kind of market his best advice is to work with a knowledgeable Realtor, whether you are selling or buying. “It’s competitive, and in a competitive market it’s important to have the best advice you can get.”
