Boulder County Real Estate Still A Seller’s Market!

screen-shot-2016-11-30-at-12-10-16-pm

Boulder County Real Estate Still A Seller’s Market!

If you’re thinking of selling your Boulder County property, indicators show this is a good time to do so.

The fact is home sellers in Boulder County are a rare species. Few home sellers, coupled with the lack of construction, mean available inventory is low, but is poised to rise on increased pricing in 2017. And that lack of inventory is driving the market, according to Ken Hotard, senior vice president of public affairs for the Boulder Area Realtor® Association.

Case in point: October’s condominium and townhome sales in Boulder County saw a 20.1 percent bump, with 139 units sold compared to 115 in September. That spike likely resulted from the inventory increase of late summer, according to Hotard.

Even so, he says overall there is little change in the Boulder-area market’s pattern of low inventory, increasing prices and decreasing sales.

  • October’s month-over-month available condo/townhome inventory fell 11 percent in October – 154 units versus last month’s 173.
  • Year-to-date attached dwellings sales fell 13.8 percent through October 2016 compared to the same period last year, with 1,196 units sold in 2,016 versus 1,388.
  •  Single-family homes month-over-month sales volume dropped a scant .2 percent in October compared to September 2016 – 341 versus 348 units.
  • Year-to-date single-family home sales in the Boulder-area markets dipped 11.4 percent through October 2016 – 3,756 homes sold – compared to the 4,239 sold in the same period last year.
  • Single-family inventory dipped 12.7 percent from October to September 2016 in Boulder County, with 821 units available for sale this month compared to 941 in September.

Looking ahead, Hotard expects the pattern to continue. “I’m confident that we’ll finish the year out and head into 2017 with the same trends. I would expect seller’s market conditions to continue at least through the first quarter.” Hotard adds that in this kind of market his best advice is to work with a knowledgeable Realtor, whether you are selling or buying. “It’s competitive, and in a competitive market it’s important to have the best advice you can get.”

Safety + Boulder = Excellent Match!

Safety + Boulder = Excellent Match!

screen-shot-2016-10-14-at-1-40-54-pm

The following is an reprint of an article by Tom Kalinski on the Remax of Boulder website. Full article here.

When it comes to where you call home, safety is one of the biggest concerns. Everyone wants to live in a safe town.

So it’s welcome news to hear that two Colorado cities rank in the top 25 safest cities to live in America.

Fort Collins ranked No. 9 with Boulder following at No. 23, according to data analyzed by Niche, a company that researches and compiles information on cities and recently released their annual Safest Cities List.

To determine safety rankings, violent and property crimes per capita were analyzed. Crimes included in the violent crime statistic are assault, murder, robbery and rape. Property crimes included are burglary, larceny and vehicular theft.

The safest city in America for 2016 is Naperville, Illinois, according to the Niche ranking. Located in the Chicago metro area, Naperville touts an annual median household income of more than $100,000 and a low unemployment rate of 4.7 percent. The city has over 130 parks, two public golf courses and a Riverwalk.

Fort Collins and Boulder unemployment rates also are reported to be lower than the national average of 6.3 percent. Fort Collins unemployment rate is 5.3 percent, while Boulder is reported to be at 4.6 percent unemployment.

Median household incomes for the two Colorado cities are $53,755 and $58,062 respectively – about half that of Naperville’s.

For the past two decades, generally crime levels have been decreasing, according to Business Insider’s look at the Niche report. But some major U.S. cities have experienced increased violent crimes and Chicago is currently one of the most dangerous U.S. cities in 2016, notes Business Insider.

The nation’s safest state is California – home to 11 of the top 25 safest cities.

Boulder Secures A Top Spot On Livability’s Top 100 Best Place To Live!

Screen Shot 2014-06-17 at 9.03.29 PM

Boulder is not new to being at the top of the list. This year Livability placed Boulder #5 on it’s Top 100 Best Places To Live list. This is what they said about Boulder:

“Known as one of the best cities for liberals, Boulder spoils its 100,300 residents with pristine natural surroundings, a strong farm-to-table restaurant scene, and dynamic arts and cultural attractions. Each season brings more things to do in Boulder. Many of the city’s highly active residents plan their days around hikes, rock climbing, mountain biking and fishing. Schools in Boulder rank high, which has helped the city appear on the Top 100 since 2014.”

This is what Boulder & Longmont wait for every year–the opening of  the Farmer’s Market on Wednesday evenings. I love the Saturday market too, but Weds nights are really special: less people, delicious food, great veggies and fruits, live music, food, & drink. This is a very family-friendly event. Colorado’s Population Is Seriously On The Rise!

Screen Shot 2016-05-21 at 8.14.20 PM

This recent Denver Post article lays it out – our state’s population is seriously on the rise and outgrowing the rate of new housing.

“Colorado’s population rose by almost 102,000 people last year, but the state added only 25,143 new homes, condos and apartments to accommodate those newcomers, according to updated estimates from the U.S. Census Bureau.

The division of those two numbers explains the multiplication of headaches for anyone trying to buy or rent a home along the northern Front Range: The average household size in Colorado is 2.5 people. That means the state should have added 40,500 housing units. Instead, it is running 15,000 homes short of where it should be, adding to a deficit that has been mounting since 2012…”
