What's Happening in Boulder County!
As expected, the average 30-year fixed mortgage rate jumped to 4.51% for the seven-day period ending on July 10th. That is an increase from 4.29% a week earlier and 3.98% for the second week in June. The higher rates increased monthly principle and interest payments by roughly 6.5%. The chart at the left illustrates how the increased mortgage rate impacts buyers.

“All Aboard”! Calling all kiddos, enjoy a free ride on Pearl Street Mall’s one-and-only Tebo Train! Children ages 10 and under (and accompanying adults) will chug along the beautiful Pearl Street Mall on the only set of wheels permitted “on the bricks”! In May, REALTORS® generally reported strong buyer demand against a low but slightly improving inventory. The Buyer Traffic Index rose to 72, well past the mark of 50 that delineates “moderate” conditions. The Seller Traffic Index registered at 43 (41 in April).
There were reports of slightly improving inventory conditions although in many areas of the country, REALTORS® reported low inventory levels of homes for sale with not enough REOs and listings coming into the market. Tight inventory conditions have been cited as leading to higher prices and reduced time on market. The information is based on the May REALTORS® Confidence Index (RCI) Survey.
